It is the phrase homeowners ask us about most, and it is worth being clear about, because it is simpler than it sounds.

You sell it in its current condition

No repairs to arrange, no contractors to chase, no cleaning out the basement first. The house is bought as it stands today, and whatever needs doing afterwards becomes our job rather than yours.

You still say what you know

As-is describes who takes on the repairs — not whether the condition gets discussed. You will still complete the standard seller disclosure paperwork for your state, and we would always rather hear about a problem early than late.

It shows up in the agreement

We put the as-is terms in writing, so the condition you are selling in is on the page rather than in somebody’s memory of a conversation.

Bayfront Home Buyers was founded in 2018 and now works with homeowners across Michigan, Indiana, and Florida. We know the two Midwest housing markets well — the older pre-war stock around Detroit and Flint, the mill-town neighbourhoods of Lake County, the family homes on Indianapolis’s east side.

We would rather explain how something works than talk about ourselves. Ask us anything about the property, the paperwork or the timeline, and you will get a plain answer — whether or not it moves a sale along.

Michigan is a state of older houses. In several cities more than half the homes were built before the mid-1950s — solid brick and frame houses with plaster walls, original systems and decades of family history in them. Long tenure and recent inheritance are both ordinary reasons a Michigan house comes to a sale.

IN

Indiana reads differently. The population is steady or growing, the housing is newer, and values have climbed well over the past few years. It is an active market — which means a homeowner here generally has more than one workable route, and the question is which route suits the house and the timing.

FL

Florida is the newest part of the map, and it is defined differently: we work in approved areas rather than whole cities, counties or the state. Jacksonville and Duval County came first, with Orange Park, Middleburg and Macclenny nearby, and approved areas run south through St. Augustine, Palm Coast, Ormond Beach, Daytona Beach and Port Orange. Coverage there is the inland side — beachside and coastal areas sit outside it, and each city page names the ZIP codes it covers.

We review what you’ve told us about the property and follow up to talk it through. If we need more information, we’ll ask before describing any option to you.

Do I have to go ahead if I contact you?

No. Getting in touch starts a conversation, not a commitment. Any agreement would be in writing and signed by you.

Are there fees or commissions?

No real-estate agent commissions, and you can sell as-is without making repairs first. Everything is written down for you before you sign anything.

How quickly can a sale close?

Most of the sales we handle aim to close in roughly 30 to 45 days. It depends on the house, the title work and getting access for a look round, and we will keep you posted as the date firms up.

How is an offer calculated?

We review the property details, condition, market information and title considerations, then propose terms. If there is a fit we explain them and answer your questions. The price you receive is the price stated in the agreement you sign.

What kinds of properties do you look at?
